Traditionally, the only way for a builder to lower the price, was to build a lower quality home. However, through vertical integration, and leveraging technology, a stronger, more accurate, better product can be built at a lower price. Sinclair, Inc. only builds homes that qualify as Energy Star Compliant, Green, and Fortified for Safer living. Only Miami-Dade approved hurricane impact windows are used, completely eliminating the need for shutters. The roof systems are heavily fortified to protect homeowners during storms. All of the homes are pre-wired for generators, and many models come with permanent generators. The homes are built with the modern computer user and video & audiophile in mind. In addition, most homes come standard with tile or wood floors, granite countertops, and stainless steel appliances. Extra grounding for lightning protection is also added to all homes. Due to the extra efficiencies in the homes, homeowners may qualify for credits on their loan and insurance, and with their power company. |
As you are probably already aware, residential construction in Southwest Florida virtually stopped at the end of 2005. Sinclair, Inc. was one of the last companies still building in 2006 and 2007 and built approximately 86 homes from January to December of 2007. Lenders went out of business and went delinquent on millions of dollars of outstanding debt owed to Sinclair, Inc., primarily on completed homes. All homes that were paid for were completed, and most that were not paid for, were completed as well.
